Construction has begun on Cora Merrick Park, a 13-story mixed-use condominium at 4241 Aurora Street in Coral Gables, with developers Constellation Group and The Boschetti Group targeting a 2028 completion. Mayor Vince Lago attended the groundbreaking ceremony alongside principals from the development and design teams.

The residences

The project will deliver 74 residential units ranging from one to three bedrooms, with unit sizes spanning 678 to 2,651 square feet. Prices range from the $900,000s to more than $4 million for penthouse suites. Approximately 30 percent of units have been pre-sold, according to the developers. Short-term rentals will not be permitted.

The building program

The building also includes 8,000 square feet of ground-floor retail and 13,000 square feet of office space on the second and third floors. A 5,000-square-foot public park is planned at the base of the building, featuring a large-scale bronze sculpture by Jaume Plensa, the Barcelona-born artist known for monumental public works in cities including Chicago, London, and Tokyo.

The design and development team

Arquitectonica designed the building, with interiors by Urban Robot and landscape architecture by Arquitectonica Geo. Winmar Construction is the general contractor. Douglas Elliman Development Marketing is handling sales. The project is being marketed as a WELL-certified building, a designation that evaluates buildings against standards for air quality, water, light, acoustics, and materials.

Background

Constellation Group and The Boschetti Group purchased the 0.68-acre site for $6.1 million in 2022. The Coral Gables City Commission approved the mixed-use plan in late 2023. Sales launched the following year, with a sales gallery opening at 4200 Laguna Street.

Amenities

Amenity offerings include a rooftop swimming pool, fitness center, infrared sauna, steam room, hot and cold plunge pools, red light therapy, an outdoor yoga terrace, a resident lounge, a tea lounge, a screening room, dedicated coworking space, and a boardroom. The rooftop will also include a padel court, which the developers describe as the first in Coral Gables.
