Gables Estates ranked nation’s most expensive neighborhood

Beneath banyan trees draped with Spanish moss and behind guarded gates and private waterways, Gables Estates has quietly claimed a national title: the most expensive neighborhood in the United States, according to Zillow’s July 2025 home value index.

The small, ultra-exclusive community in Coral Gables edged out better-known enclaves such as Beverly Hills, taking the No. 1 spot in Zillow’s analysis of home values over the past 12 months. The index reflects a weighted blend of sales transactions, tax assessments, public records, and property characteristics such as square footage and location.

Waterfront design built for privacy and prestige
Gables Estates comprises just 179 lots, most of them on the water and averaging more than 56,000 square feet each. Nearly all are owner-occupied, with many boasting private docks that open directly to Biscayne Bay.

From the air, the neighborhood’s serpentine canals form a kind of aquatic fingerprint. From the water, manicured lawns slope toward boathouses and slips large enough for yachts the length of a basketball court. Wide lots, deep setbacks, and a canopy of mature trees provide a level of seclusion rare in metropolitan Miami-Dade.

Florida’s surge in luxury rankings
Gables Estates is one of seven Florida neighborhoods to make Zillow’s July top 10, with the other three in California. The rankings reflect a broader shift in where high-net-worth individuals choose to live and invest.

Miami-Dade has seen an influx from the Northeast, Midwest, and West Coast, drawn by Florida’s lack of a state income tax, year-round warm weather, and proximity to international markets.

Neighbors include executives, entrepreneurs, and athletes’ families
The state’s top-tier property market has been reshaped by high-profile relocations. Within Gables Estates, neighbors might include a Royal Caribbean chairman, a Goya Foods heir, the widow of an NFL player, a manufacturing magnate, or a tech founder.

While Palm Beach and Miami Beach often make headlines for record-breaking sales, Coral Gables has secured a foothold in the same rarified space, offering master-planned design, direct waterfront access, and a reputation for discretion.

Beyond the price tag: architectural standards and permanence
Real estate agents say Gables Estates offers more than square footage and boat slips. Developed in the 1960s as part of Coral Gables’ expansion, the neighborhood maintains strict architectural and landscaping standards.

Residents value the combination of waterfront living and proximity to Miami International Airport, downtown Coral Gables, and Miami’s cultural and business districts.

Centennial spotlight for Coral Gables
The Zillow ranking arrives as Coral Gables marks its 100th anniversary in 2025. For city leaders and residents, the distinction underscores the vision of founder George Merrick, who imagined a city of Mediterranean-inspired architecture, tree-lined boulevards, and carefully planned neighborhoods.

While most of the city’s housing stock is far more modest, the prominence of Gables Estates highlights Coral Gables’ enduring appeal for those seeking both privacy and prestige.

A gated community with rigorous membership requirements
Buying a home in Gables Estates involves more than a contract. Prospective buyers must first be approved for membership in the Gables Estates Club Inc., the homeowners association, before any sale can close.

The application process includes a nonrefundable membership fee of $100,000 (or $105,000 for foreign nationals) and a presentation to the association’s governing board. Applicants must provide the names of two sponsors who are current voting members, letters of recommendation, details of all other active social or business club memberships, and at least two banking references.

According to the association, most homeowners earn well “in excess” of $250,000 annually and average 60 years of age.

Security on land and water
The membership fee and annual $7,500 homeowners association dues fund a layered security system that includes 24/7 armed guards, a monitored and recorded network of security and night-vision cameras, and boat patrols to protect waterfront properties and yachts.

    You see why this area of Coral Gables is a highly coveted, world renowned area. It has a quality of life and serenity unlike any other area in south Florida I’ve lived. Including ten years in pricey Palm Beach and a few years in Miami Beach.

    Some may not be aware, Gables Estates is the center of City Beautiful (Coral Gables’ surveyed centerline). Also known as “City Vertical”, Coral Gables is only 1.5 miles wide. Uniquely, this area offers one-of-a-kind, gated, ocean access communities running north-south along Biscayne Bay.

    These crown jewel communities east of historic Old Cutler Rd include: Cocoplum to Gables Estates, Old Cutler Bay, Journeys End, Hammock Oaks, Gables by the Sea and Kings Bay.

    There’s also a Gables world class country club in Deering Bay Yacht & Country Club (formerly Kings Bay Y&CC) with a renowned Arnold Palmer golf course, exceptional yachting access and clay tennis.

    If one can afford it, it’s hard to beat such quality of life for families. And nearby parks and green spaces like Matheson Hammock, Chapman Field and Fairchild Tropical Gardens.
