A Coral Gables developer is seeking city approval to replace three single-family homes on Malaga Avenue with a 25-unit boutique condominium building inspired by French architecture. The Coral Gables Development Review Committee is scheduled to consider the project, known as 300 Malaga, at its meeting next week.
The project
Roger Development Group, a family-owned South Florida real estate company operating in the Coral Gables and Miami markets for more than 65 years, purchased the build site at 300 Malaga Avenue for $7.25 million in late 2025. Oscar Roger Sr. is listed as the buyer; Amalia Beunza and others are listed as sellers.
The proposed building would rise four occupiable stories, with rooftop amenities adding the visual impression of a fifth floor. The structure tops out at 56 feet above grade. Units would range from one-bedroom to three-bedroom layouts across 25 residences, with most skewing toward the larger end of that range. Below-grade parking would offer 55 spaces — approximately 2.2 per unit.
Rooftop amenities include a swimming pool, fitness center, and barbeque pits.
Nichols Architects designed the project. According to the firm, the design pays tribute to the architectural character of Coral Gables specifically, drawing on the French-themed villages and historic buildings that George Merrick incorporated into the city’s original plan. “The inspiration for our residential project is French style architecture and several historic French-themed villages around the city,” the firm stated in project materials.
The developer’s Coral Gables track record
Roger Development Group is not new to Coral Gables. Oscar Roger Sr., president and CEO of the company, was instrumental in working with the State of Florida and Coral Gables governmental agencies in the rezoning of the former north industrial area surrounding the Village of Merrick Park into a mixed-use residential and commercial district. The company’s most recent Coral Gables project, The Avenue Hotel and Residences at 351 San Lorenzo Avenue, is a Parisian-inspired boutique condominium and hotel that broke ground in late 2023.
The 300 Malaga project would represent a different scale and character — a smaller, purely residential building on a residential street rather than a mixed-use tower in the Merrick Park district. The replacement of three single-family homes with a 25-unit structure is the kind of infill development that has generated recurring debate in Coral Gables as the city navigates pressure between density and neighborhood preservation.
What comes next
The Development Review Committee’s consideration is a preliminary step in the approval process. The project is expected to receive committee approval before advancing to further city review. No construction timeline has been announced.

That’s about 50 more cars on our now crowded roads. Is this how the commission is taking care of Coral Gables?
This project is too tall and too many units for that size parcel on a residential street.
I live on this block & after >4 yrs the nearly completed construction project across street from this proposal was a nightmare that should have never been allowed but with the current & past commissions bending over backwards to approve anything there developer friends want the homeowner tax payers are ignored & taken for granted there opinion is worthless when it comes time to vote.
Again another project in the overdeveloped Gables area! When will this stop??
It is truly sad to watch Coral Gables lose its soul to rapid, upscale development. The neighborhood character is being replaced by construction that nobody local can afford.
We are losing the essential workers—the servers, technicians, and essential staff—because there is no affordable housing left.
We need to prioritize accessible living and parking before the city we love is unrecognizable.
Current zoning code MF2 allows 45’ height so this bldg is not allowed by code if enforced no variants should either be approved. Why do we have a zoning code? if not enforceable then just have a free for all & allow everyone to build 40-90 stories like Brickell. This site calls for 9-10 luxury hi end townhouses $6-7 million range each allowing this developer plenty tens of millions in profit for his pocket.
Sickening! Every cubic square inch needs to be developed! The residents are ignored, it’s all about the keeping the developers happy!

Again we are shown the arrogance and dictatorship of the Mayor and his puppets. Everyone is yelling no more construction and these 3 keep approving development. Haven’t the people of Coral Gables seen enough? Aren’t you tired of the blind and deaf behavior of these leaders? We can not get our city back as all the concrete is permanent. Is there anyone who can legally stop these destroyers of our City?
“Sickening” is the word that came to my mind as well. Destroy the neighbors’ neighborhood.
