The Coral Gables Board of Adjustment will convene Monday, Dec. 1, at 9 a.m. in the municipal building located at 427 Biltmore Way for its final scheduled meeting of the year, with two residential variance applications on the agenda. The meeting will take place in the first-floor conference room and is open for in-person or virtual participation via Zoom.
The Board — chaired by Nicolas Cabrera with Alberto Perez serving as vice chair — will begin with approval of minutes from its Oct. 6 meeting and Nov. 3 workshop before turning to new business. Residents may comment either in person or by using the city’s E-comment system, with submissions accepted until the close of business on the Friday before the meeting.
Fencing variance
The first application involves a request at 240 Edgewater Drive to install an eight-foot aluminum picket fence along the west side of the property. Current zoning regulations limit fence heights to six feet, and the property owner is seeking a two-foot increase for that section of the lot. Supporting documents include a staff report, applicant materials, property appraiser information, the legal advertisement, and the courtesy notice.
This item will follow the board’s standard hearing procedure: a staff presentation, remarks from the applicant or designated agent, public comments, and board deliberation before a vote.
Height variance
The second request concerns 265 Minorca Avenue, where the applicant is seeking approval to allow elevator override equipment that rises 14 feet above the roof deck. The zoning code limits such mechanical extensions to 10 feet. The request includes a staff

Public participation and meeting conduct

The city’s decorum rules will be in effect. Disruptive behavior, applause, or verbal outbursts are prohibited, and the chair is authorized to bar individuals who violate these rules unless reinstated by a board vote.
Lobbyists appearing before the board must register with the City Clerk in advance, in accordance with city ordinance. Anyone wishing to appeal a board decision must ensure a verbatim record of the proceedings is made.
